All About Associations: Condos & HOAs for Real Estate Agents
About this Event
Your client is buying two things. Only one of them has a listing.
Most homes in this market sit inside a community association. That means a second budget, a second set of rules, and its own right to put a lien on the home for unpaid dues, and, in a condominium, a second underwriting file the lender reviews as closely as your buyer. Almost every association problem that kills a deal was discoverable weeks earlier. This workshop is about moving that discovery earlier.
What you'll leave with
- How to tell whether a home falls under the condo law or the HOA law, and why some townhomes are legally condos
- How to order and deliver the resale package, and count the review days, so the buyer's window to cancel starts and ends when you think it does
- How to read an association budget and a reserve study well enough to spot a special assessment coming
- What changed in 2026 lender project review, and why a preapproved buyer can still be denied
- Where to find the next assessment months before it reaches the resale certificate
- A closing timeline that catches a second (master) association early, not four days before settlement
Changing now
The reserve funding minimum for conventional condo financing rises January 4, 2027. Limited Review is already gone. If what you know about condo lending is from before this year, it's out of date.
Format
Eight principles, three layers each: Learn, Build, Practice. You leave with your own scripts, checklists and trackers in your own words, practiced in roleplay.
Presented by Charlotte Trux, Productivity Coach, KW Metro Center. Free, with lunch included. Registration required.
