1 CE Credit: Beyond the Appraisal: How to Submit an ROV
About this Event
🏠 The appraisal came in low. Most agents treat that as the end of the road. It isn't.
There is a formal, lender-required process for challenging an appraised value, and most of the industry still doesn't know how to use it correctly. This class walks you through the Reconsideration of Value process from start to finish so you stop losing deals to a number that could have been fixed.
Since the Fannie Mae and Freddie Mac ROV guidelines took effect, every lender is required to have a clear, documented process for handling borrower-initiated reconsiderations of value. That means you have a real path to challenge a number. But there are rules about how comps get submitted, who submits them, and what actually gets an appraiser to take a second look.
What you'll walk away with:
- 📋 What a Reconsideration of Value actually is, and when it applies
- 🔍 How to build a comp package an appraiser will take seriously
- ✍️ Exactly how the request gets submitted, and by whom
- ⏱️ What the timeline looks like and what to tell your client while you wait
- 🚫 The mistakes that get an ROV rejected on sight
- 🤝 How to work with the lender instead of around them
- 🧾 The difference between a value dispute and an appraisal deficiency
Who should be in the room:
- Listing agents who have watched a deal die over an appraisal
- Buyer's agents who want to protect their client's contract and their earnest money
- Newer agents who have never seen the process work
- Anyone who wants one more tool for saving a transaction instead of renegotiating it
