Matt plans on holding the property long term. He will make interior cosmetic enhancements to the units upon turnover to all units eventually. Matt just closed on the building in May 2026, so he will try a rehab of a stack of 3 larger units upon turnover and test the market rents after completion of interior and systems renovations. With that data, he’ll decide to continue with the rest of the building or hold, depending on the outcome.
Owner Feature Overview

I owned/managed a single-family home for 10 years and sold it in 2020. Owned and operated an insurance agency and building in Kirkwood with a tenant for 9 years and sold in 2025 to a 1031 exchange into a 9-unit in Oct 2025, and purchased an 18-unit in May 2026, and have a property manager for those multi-families.
