Understanding Appraisals, Value and Equity
An appraisal is more than a number. It can influence a home purchase, a sale, and the equity an owner builds over time. Whether you’re a first-time homebuyer, a homeowner, or a realtor, The Valuation Lab will help you understand what goes into a home’s value and feel more confident when an appraisal matters.
Research from Brookings found that homes in majority-Black neighborhoods were valued about $48,000 less per home, on average, than comparable homes in neighborhoods with few Black residents. Freddie Mac research found that purchase appraisals came in below the contract price for 12.5% of homes in majority-Black neighborhoods, compared with 7.4% in predominantly White neighborhoods. These findings are part of why The WEALTH Collective is going behind the numbers.
