Overview
Let's be honest.
It's been a rough few years to be a landlord.
Tax changes.
Interest rates.
Energy regulations.
Licensing schemes.
Court delays.
The Renters' Rights Act.
And every time you open a newspaper, switch on the TV or scroll social media, it feels like landlords are public enemy number one.
Meanwhile, you're just trying to keep properties occupied, mortgages paid, tenants happy and maybe, just maybe, build some sort of future for yourself and your family.
Sound familiar?
Then this is a night you do not want to miss.
This August we're welcoming Ben Beadle, Chief Executive of the National Residential Landlords Association, the UK's largest landlord organisation representing well over 100,000 landlords and hundreds of thousands of rental properties across England and Wales.
More importantly...
He's one of the people sat around the table when Government is discussing the future of the private rented sector.
When new legislation is proposed.
When consultation responses are drafted.
When landlords need somebody in Westminster prepared to challenge bad policy.
Ben is often that person.
What We'll Be Discussing
This won't be a polished keynote followed by a polite round of applause.
We're planning a candid conversation about where landlords actually stand in 2026.
Topics likely to include:
• The reality of the Renters' Rights Act and what happens next
• Court reform and possession challenges
• EPC requirements and future regulation
• The impact of inflation and borrowing costs on landlords
• Supply shortages and rental demand
• What Government still doesn't understand about private landlords
• Whether landlords are genuinely leaving the sector and what that means
• Opportunities emerging from the current market turmoil
• What the NRLA is fighting for behind closed doors
And yes...
There will be plenty of opportunity for questions from the audience.
If you've ever shouted at the news, sworn at a consultation document, or wondered if anybody in Government actually understands how property investing works...
This is your chance to ask.
Speaker: Ben Beadle
Ben has been Chief Executive of the NRLA since its formation following the merger of the National Landlords Association and Residential Landlords Association in 2020.
A landlord himself since the age of 20, he has worked across property management, tenancy deposit protection and housing operations before taking the helm of what is now the UK's largest landlord representative body.
Today, he leads the organisation's lobbying, campaigning and public affairs work, regularly appearing in national media and engaging directly with ministers, MPs and policymakers on behalf of landlords.
His mission is simple:
To make sure landlords have a voice.
Especially when it feels like nobody wants to listen.
Why You Should Attend
Because whether you own:
• One buy-to-let
• Ten HMOs
• A block of flats
• A commercial conversion
• Or a portfolio you've spent twenty years building...
The decisions being made right now will affect every single one of us.
Some landlords are expanding.
Some are sitting tight.
Some are quietly selling up.
And many are wondering what the next five years will look like.
This event won't give you all the answers.
But it will put you in a room with somebody closer to those answers than almost anyone else in the country.
The Infamous TPT Sausage Raffle
The legislation may change.
Governments may come and go.
But the sausage raffle remains.
A pillar of stability in uncertain times.
About The Property Thing
We're two property addicts, Paul Million and Anthony Boyce, who got fed up with hearing the same recycled networking chat.
So we built something different.
No gurus.
No Lamborghinis.
No pretending everything is easy.
Just real people, real property and real conversations.
BRING A TPT VIRGIN
Still one of our favourite traditions.
Bring somebody who's never attended before and introduce them to the community.
Because property is difficult enough without trying to do it on your own.
If you're a landlord wondering what comes next, this is probably the most important TPT event we've hosted all year.
See you there.
