Ryan McFadden didn't set out to build an empire, he started in residential real estate like most investors do. But somewhere along the way, he saw what others missed: that self-storage wasn't just a niche asset class, it was a cash flow machine hiding in plain sight.
With just $5,000 out of pocket, Ryan began acquiring storage facilities in the Reading area. What followed was years of disciplined deal-making, patient capital allocation, and a relentless eye for undervalued assets. At peak, his portfolio reached over 1,000 storage units, roughly 9 houses, and even a motel, a property that had sat on the market for three years before Ryan saw its potential.
He acquired that motel for $960,000. Four years later, he sold it for $2.4 million.
