About the speakers:
Joanna Devereaux is a full-time real estate investor and landlord based in St. Louis. She’s known for her honest, hands-on approach and commitment to providing clean, well-cared-for properties. With a background in marketing and communications, she specializes in pre-foreclosures, using creative strategies to help homeowners find solutions. Her real estate journey began with her husband’s childhood home and has since grown into a thriving portfolio of long-term rentals using the BRRRR strategy. Joanna and her husband recently purchased a commercial asphalt company, diving fully into entrepreneurship. A proud mom of two, she’s building a lifestyle that prioritizes family, friends, and fun while growing lasting wealth through real estate.
Julia Pancoast is a designer-turned-real estate investor and construction project manager with over a decade of experience spanning design, planning, and construction bringing renovation projects to life—from small single-family flips to full multi-family remodels. She focuses on value-add projects that blend smart design with strong returns. Julia loves the challenge of renovating houses and apartments fast without sacrificing quality—and when she’s not managing contractors or sourcing materials, she’s chasing after her two small boys.
