Info: The first hour of this course focuses on building a foundational understanding of how to underwrite multifamily investment properties. Attendees will be guided through a structured workflow used by investors to evaluate income-producing real estate and determine whether a deal is worth pursuing.
Topics Covered:
• Understanding the underwriting workflow from income to offer price
• Identifying and calculating Gross Scheduled Rent (GSR) & Effective Gross Income (EGI), NOI, cap rate & cash flow • Breaking down Financial documents and identifying the “big expenses, the % of GOI of each & the outliers that raise concern for Capex.
• The difference between actual vs normalized expenses
• Rules of thumbs and Tricks of the trade
• Identifying issues in seller provided financials • Creating proformas (Day 1 vs 12-month )

Practical application
Info: This portion consists of a series of hands-on case studies designed to simulate real-world multifamily deal analysis. Participants will apply the underwriting framework introduced in the first hour to evaluate progressively more complex investment scenarios.
Each case study builds on the previous one, increasing in difficulty and introducing new variables such as incomplete financials, expense normalization, vacancy, proforma projections, and identifying inconsistencies in seller-provided data.

• Analyzing rent rolls and operating statements
• Identifying missing or misleading financial information
• Normalizing income and expenses
