1. Down payment assistance. They are 100% financing loans. They are about half of every loan officers production right now. They can go to 104% loan to value, so if you have a USDA/VA loan and need some help with closing cost
Because the seller won’t budge and pay all of it. (lots of people without savings after the past four years) FHA/Conforming loans are regular. We just finance the down payment. Easy peezy.
2. FHA and conforming loans. So my rule of thumb is under 700 credit score FHA, over it I like to see if I can go conforming. Conforming loans also offer income based grants. RATE offers a 2% grant
On a conforming loans and only need 1% down and no need for a down payment assistance loan.
3. DSCR loans – These are rental loans. Short term (VRBO/AIRBNB) or long term. We use the rental income to cover the new mortgage payment. These are easy and fast for investors.
