About this Event

Every closing in this market funnels through the smallest pipe. Fewer of them every year, many have already opted out and

headed for retirement, with nobody filling the void. Now the biggest change in 15 years is hitting all of them at once: a completely

rebuilt reporting system. Turn times get longer before they get shorter. Appraisal fees climb. Rate locks stretch. Buyers get

nervous at the worst possible moment.

That pipe is the appraiser. And your MLS data now gets checked against their measurements on every single file.

Now here's the part that should actually concern you.

The appraisal software companies have been building for this for THREE YEARS, and as of July, most still aren't ready. Even

appraisers like me who want to get ahead of the curve can't fully do it yet, the tools don't exist. But hear this: the GSEs ARE

ready, and they've said it multiple times, no extensions. The deadline doesn't care who's prepared.

Go check your MLS's training calendar for a class on this. I'll wait. Check the national associations, they've known for over TWO

YEARS. One of them even featured my question in a fall webinar. I reached out multiple times after, offering to provide resources

for their members. Crickets. No preparation. No resources. Fannie and Freddie put it on APPRAISERS to educate agents.

I've asked agents about this everywhere I go. Not one had heard of it... unless they'd seen it on my page first.

So I'm doing what the GSEs asked appraisers to do, taking it straight to you. The one advantage available right now isn't

software. It's knowing what's coming before it hits your closing.
