An in person, 90 minute course on today's housing market and the complete path to closing.

Buying a home involves more decisions than most buyers realize, and the market itself is shifting. This course was built to walk you through both. In 90 minutes, you will leave with a clear picture of the current Lynchburg area market, where it is projected to head, and the 3 Phases and 12 Steps that carry a buyer from a first idea to the closing table.

This is a working session, not a lecture. Seating is intentionally kept small so that every question in the room can be answered fully before we move on. You will follow along in a printed workbook built specifically for this course, and you will leave with it in hand.

• Where the current housing market stands, and where it's projected to go
• Phase 1, Preparing: setting a plan and budget, understanding home types (traditional, modular, and manufactured) and purchase types (standard, As-Is, foreclosure, BORE, and FSBO), the real difference between a REALTOR® and an agent, and how pre-approval works, including financing programs and first time homebuyer grants
• Phase 2, Searching: what to look for during visits, how purchase negotiations work, what a buyer inspection uncovers, how repair negotiations proceed, the lender appraisal process, and what seller inspections cover, including well water, wood destroying pests, and septic
• Phase 3, Finish Line: insurance and utilities setup, finalizing financing, and what to expect at settlement
