SPR and Sohna Road — Mid-Growth
Developer consolidation ongoing. Sobha Realty and Max Estates are anchoring quality in the market. Premium school belt established. 3BHK from Rs 1.2Cr. Appreciation trajectory: 18 to 25 percent over 4 to 5 years. Yield: 3.5 to 4 percent. The balanced mid-market.
Golf Course Extension — Late Growth
Established. Infrastructure complete. Luxury product from Shapoorji Pallonji, M3M, Emaar India. Appreciation: 14 to 20 percent over 5 years. For the lifestyle buyer who wants quality now and steady growth, this is the entry. For the appreciation maximiser, the window was 4 years ago.
Golf Course Road — Maturity and Premium Expansion
The most liquid exit market in Gurgaon. DLF, Trump Towers, Tonino Lamborghini. Entry prices reflect the maturity premium. For the luxury buyer: certainty of exit, prestige, and the branded residence expansion story still running. For the yield buyer: 2.8 to 3.5 percent — lower than other markets, offset by capital preservation and exit depth.
