'I claim HRA, so renting is tax-efficient for me.'
This is partially true and completely misleading at the same time. HRA exemption saves you tax on rent paid. It does not save you the rent. And it does not grow your net worth.
The HRA calculation — what it actually shows
A salaried professional in Gurgaon at Rs 18L CTC. HRA component: Rs 3.6L per year. Actual rent paid: Rs 36,000 per month — Rs 4.32L per year. HRA exemption claimed: approximately Rs 2.8L (subject to minimum rule). Tax saved at 30% slab: approximately Rs 84,000 per year.
Net rent cost after HRA benefit: Rs 4.32L minus Rs 84K = Rs 3.48L per year — Rs 29,000 per month effective.
Meanwhile, the landlord is building an asset that appreciates 15 to 35 percent every 4 years.
The ownership calculation — the other side of the number
Purchase: Rs 1Cr 3BHK, Dwarka Expressway. Home loan: Rs 70L at 8.75 percent for 20 years. EMI: approximately Rs 61,800 per month.
That sounds like more than Rs 36,000 rent. But —
• Section 80C deduction on principal: Rs 1.5L per year — Rs 3,750 per month tax saving
• Section 24(b) deduction on interest: Rs 2L per year — Rs 5,000 per month tax saving
