Free Lakeland Landlord Advice Evening
About this Event
Lakeland Landlord Advice Evening
Understand the Renters’ Rights Act, the local rental market, and what it means for you as a landlord.
If you own a rental property, manage one yourself, or you’re thinking about buying your first investment property, this evening is designed to give you a clearer picture of what’s changing and what your options look like now.
The Renters’ Rights Act is bringing some of the biggest changes landlords have seen in years. There’s been plenty of noise, plenty of headlines, and, to be fair, plenty of confusion.
So we’re bringing together local property, legal and tax experts for a practical evening at Castle Green Hotel in Kendal.
No jargon. No doom. No sitting through an hour of legal theory wondering what any of it actually means for your property.
Just clear, useful guidance for local landlords who want to understand where they stand, what they may need to do next, and how the rental market is changing across the Lakes and surrounding areas.
What we’ll cover
During the evening, we’ll talk through:
• What the Renters’ Rights Act means for landlords
• How the changes could affect existing tenancies
• What’s happening with Section 21 and possession rules
• How landlord responsibilities are changing
• What tenants are expecting from rental homes now
• The local rental market across the Lakes and South Cumbria
• What good compliance looks like in 2026
• How to decide whether to keep, sell, buy, improve or professionally manage a rental property
• The legal and tax points landlords need to understand
You’ll also have the chance to ask questions and hear what other local landlords are thinking about the market.
Who this evening is for
This event is for you if:
• You already own a rental property or portfolio
• You self-manage and want to understand whether that still feels right
• You’re unsure whether your paperwork, compliance or management setup is where it needs to be
• You’re thinking about buying an investment property and want to know whether it still stacks up
• You’ve inherited a property or have an empty home and are wondering whether to let it
• You simply want a clearer view of the new landlord landscape before making your next decision
You don’t need to arrive with all the answers. That’s rather the point of the evening.
Hosted by
The evening will be hosted by Sam Ashdown and Phil Jones of AshdownJones and Lettings by AJ.
We’ll also be joined by Progression Solicitors and Armstrong Watson, who will be sharing their guidance on the legal and tax implications of the changes.
Together, we’ll give you a practical view of what’s changing, what it means locally, and what landlords may need to think about next.

Why we’re running this event
We speak to local landlords every week who are asking the same sorts of questions.
§ Should I keep my rental property?
Should I sell before the rules change further?
Is self-managing still the right option?
What do I need to do before my next tenancy?
Is buying a rental property still a good idea?
Am I actually compliant, or have I just been lucky so far?
For many landlords, the answer won’t be the same. Some properties still work brilliantly as long-term rentals. Some need improvement. Some need better management. Some owners simply need to understand the risks and opportunities before making a decision.
That’s what this evening is here to help with.
You’ll leave with a clearer understanding of the Renters’ Rights Act, the local rental market, and the practical decisions landlords may need to make from here.
