Flipping Workshop: Understanding the Numbers
About this Event
Let’s be honest. A property can look like a great investment right up until the actual numbers show up and ruin the fantasy.
This hands-on workshop takes a deeper dive into the most important part of real estate investing: figuring out whether a deal will actually make money before you buy it.
We’ll run real numbers for three investment strategies:
- Fix-and-flips
- Short-term rentals (STRs)
- Long-term rentals (LTRs)
We’ll walk through real examples together so you can stop relying on optimistic estimates, generic online calculators, or the highly scientific strategy of “it feels like a good deal.”
What You’ll Learn
1. Determining a Realistic ARV
- Pulling and adjusting comparable sales correctly
- Recognizing common ARV mistakes that inflate projected profit
- Avoiding the temptation to choose the comp that tells you what you want to hear
2. Building an Accurate Budget
- Creating a line-item renovation budget instead of guessing
- Estimating furnishing and startup costs for short-term rentals
- Identifying the areas where investors consistently underestimate expenses
3. Finding Realistic Rental Projections
- Estimating long-term rental income and vacancy
- Researching short-term rental rates, occupancy, and seasonal demand
- Understanding why gross revenue is not the same thing as profit. Annoying, but important.
4. Accounting for the Costs Everyone Forgets
- Financing and carrying costs
- Buying and selling closing costs
- Property management
- Utilities, maintenance, repairs, and vacancies
- STR cleaning, supplies, platform fees, and ongoing operating expenses
5. Calculating Your Actual Return
- Projecting flip profit and true cost margin
- Calculating rental cash flow and operating expenses
- Understanding basic returns and how much money the property will actually produce
- Building in a contingency buffer for the surprise every property will inevitably provide
6. Setting Your Maximum Purchase Price
- Working backward from your required profit or return
- Comparing whether a property works better as a flip, STR, or LTR
- Recognizing when an exciting opportunity should still be a hard no
Who This Is For
- First-time investors preparing to analyze their first property
- Anyone who attended our previous flipping class and wants to go deeper into the numbers
- Current investors who want a more repeatable analysis process
- Agents who want to better understand and communicate with investor clients
- Anyone tired of making investment decisions based on vibes and suspiciously cheerful spreadsheets
What to Expect
- A workshop-style format, not a panel or lecture
- Real flip, STR, and LTR examples analyzed live
- Guidance on where to find the information needed to make realistic projections
- A repeatable framework you can use to evaluate future properties
- Time to bring your own deals, numbers, and questions
You’ll leave with a clearer understanding of how to evaluate potential profit, compare investment strategies, and decide whether a property is actually a good opportunity before your money is already committed.
