Let’s be honest. A property can look like a great investment right up until the actual numbers show up and ruin the fantasy.

This hands-on workshop takes a deeper dive into the most important part of real estate investing: figuring out whether a deal will actually make money before you buy it.

We’ll run real numbers for three investment strategies:

  • Fix-and-flips
  • Short-term rentals (STRs)
  • Long-term rentals (LTRs)

We’ll walk through real examples together so you can stop relying on optimistic estimates, generic online calculators, or the highly scientific strategy of “it feels like a good deal.”

1. Determining a Realistic ARV
  • Pulling and adjusting comparable sales correctly
  • Recognizing common ARV mistakes that inflate projected profit
