Mathew Thompson will cover three key legislative topics shaping California real estate. First, he’ll break down SB 684 and SB 1123, which streamline the small-lot subdivision process — and explore the exciting possibility of building townhouses as ADUs. Next, he’ll provide a legislative rundown of new bills making their way through Sacramento that investors and developers should have on their radar. Finally, he’ll dive into SB 79, helping attendees understand the opportunity this bill presents and how they can position themselves to take advantage of it.

About Mathew Thompson:
Matthew Thompson is a Los Angeles–based real estate developer and land use consultant. He is the founder of Symmetric Properties, which advances data-driven housing projects, and Symmetric Development Services, a consultancy specializing in zoning and entitlement strategy.
With more than 15 years of experience spanning finance, development, and public policy, Matthew has led projects from supermarket-anchored retail centers to tax-credit-financed seismic retrofits of historic apartments. He is also the Co-Founder and Legislative Director of the Livable Communities Initiative, where he spearheads policy and implementation efforts to advance housing reform across California.
Matthew’s expertise in zoning and entitlement gives him an active voice in shaping land use policy, including a successful lobbying effort to secure improvements to the City of Los Angeles’ CHIP Ordinance. Previously he served as Analytics Lead at Zenerate, a VC-backed prop-tech startup, and today remains deeply engaged in civic leadership as Chair of ULI-LA’s Adaptive Reuse Subcommittee and as a member of its Housing and Mobility Councils.
