Cost Seg and Bonus Depreciation: The Investor's Tax Playbook
About this Event
TOPIC: Cost Seg and Bonus Depreciation: The Investor's Tax Playbook
The investors growing the fastest aren't just finding better deals. They're keeping more of what they earn.
If you own real estate and you're using straight-line depreciation, there's a good chance you're overpaying the IRS every single year. Cost segregation and bonus depreciation are two of the most powerful, and most underutilized, tax strategies available to real estate investors today.
Used correctly, they can accelerate your deductions, reduce your tax liability, and put capital back in your pocket to fund your next acquisition.
In this session, Geoffrey Gan, certified cost segregation specialist, and Gabe Velez, CPA will break down exactly how these strategies work, who they work best for, and how to know if you're leaving money on the table.
What we'll cover:
- What cost segregation actually is and how it works for multifamily owners
- How bonus depreciation has changed and what it means for your 2026 tax position
- The difference between a cost seg study that pays for itself and one that doesn't
- How savvy investors use these tools to self-fund their next deal without selling anything
- Real numbers, real scenarios, and what to ask your CPA before year-end
This is not a generic tax seminar. Come with questions about your own properties and be ready to walk away with a real strategy.
