Bellalago Broker's Open House

Bellalago homeowners, fellow real estate professionals, and prospective buyers, I want to personally invite you to our upcoming 𝐁𝐄𝐋𝐋𝐀𝐋𝐀𝐆𝐎 𝐂𝐎𝐌𝐌𝐔𝐍𝐈𝐓𝐘 𝐁𝐑𝐎𝐊𝐄𝐑’𝐒 𝐎𝐏𝐄𝐍 & 𝐎𝐏𝐄𝐍 𝐇𝐎𝐔𝐒𝐄 𝐖𝐄𝐄𝐊𝐄𝐍𝐃 on Saturday, September 12th from 12:00 to 4:00 PM and Sunday, September 13th from 1:00 to 4:00 PM.

But I want to explain WHY we are doing this, because this is much bigger than promoting one individual listing.

Instead of every Bellalago Listing Agent marketing their property independently and hoping buyers happen to come through the gates, why not join our efforts and market Bellalago as a destination? One listing may be what attracts a buyer into Bellalago, but another participating home may ultimately be the one they purchase. Either way, we are bringing more eyes, more Realtors and more prospective buyers into our beautiful community.

As you can see from the market analysis I completed, homes immediately outside our gates are selling quicker and for more money when you compare the price per heated square foot. That tells me we have an opportunity to do better, and one way to accomplish that is by working together to market Bellalago, its homes, its amenities and the lifestyle this community offers.

𝐓𝐄𝐀𝐌 — 𝐓𝐨𝐠𝐞𝐭𝐡𝐞𝐫 𝐄𝐯𝐞𝐫𝐲𝐨𝐧𝐞 𝐀𝐜𝐡𝐢𝐞𝐯𝐞𝐬 𝐌𝐨𝐫𝐞.

That is exactly what this weekend is about. Bringing Bellalago Listing Agents together, attracting outside Realtors with their buyers, creating excitement around the community and giving buyers a reason to tour multiple homes during one visit.

After Saturday's event, beginning at 4:30 PM, I will also be hosting a barbecue for our participating Bellalago Listing Agents, along with gifts from some of our sponsors. It gives us an opportunity to network, exchange ideas and discuss what else we can do collectively to increase exposure for Bellalago.

There is also another major opportunity that Realtors should be discussing with out-of-state buyers. Florida voters will be deciding on a proposed increase to the Homestead Exemption this November, and if approved, buyers establishing Florida residency within the applicable timeframe could potentially benefit significantly. Those who miss that deadline could have to wait until their fifth year of exemption to receive the proposed increased benefit. That gives us another legitimate reason to educate buyers who are already considering moving to Florida about why NOW may be the time to take a serious look.

So I am asking Bellalago homeowners to help us spread the word. I am asking Realtors throughout Central Florida to bring your buyers. And I am asking Bellalago Listing Agents to join us in working together.

We have a beautiful community. Now let's work together to get more eyes on Bellalago and more prospective buyers through our gates.
