The truth is, single family investments haven't been a great option for over 10 years. Assets are overvalued, and the few great deals available larger institutions have swept in and priced the average investor out.

Commercial real estate on the other hand, is priced based on cash flow.

You don't see negative cash flowing deals, because banks won't lend on it, and no investor would buy a negative cash flowing asset.

Because of this, CRE has taken center stage when it comes to real estate investing.

And, deals are big enough to support sophisticated property management teams, asset management teams, and top tier portfolio managers, so the investments are truly passive with you just being a capital partner.

There’s a few stipulations…first, you have to have a high income, at least $200k per year. And second, you have to be comfortable being passive. If you want to be hands on, this strategy won't be a good fit.
