Starting November 2, 2026, every appraisal delivered to Fannie Mae and Freddie Mac must use the new UAD 3.6 format — retiring the familiar 1004 and other legacy forms in favor of a dynamic, data-driven Uniform Residential Appraisal Report (URAR).

This isn't a behind-the-scenes tech update. It changes what happens at the appointment — appraisers will be collecting more granular data and more photos, which means more time at the property and new expectations for what agents and sellers need to have ready.
