The Next Real Estate Boom: What’s Coming & How to Prepare

Back in 2016, when I began sharing what we learned from flipping hundreds of houses, I said, “If you think real estate is expensive now, just wait.” Over the nearly decade since, many of my predictions have come true. However, I’ve been a bit reserved about discussing what’s on the horizon for 2025–2026, as several major factors—especially demographic shifts—are about to reshape the landscape.

Here’s the most intriguing part: real estate operates in 20-year cycles. Despite the constant doomsday predictions from clickbait marketers, Russian propaganda trolls, and so-called gurus forecasting the collapse of the housing market every month since the Great Recession of 2008, they overlook this cyclical nature. Since George Washington’s daring crossing of the Potomac, real estate cycles have occurred roughly every two decades.

And we’re about to enter another one.

No, this isn’t “2008 all over again.” That was a once-in-a-generation event. What’s coming will be entirely different. This time, we have several unique factors at play:

1. A government, under both Republican and Democratic administrations, unlikely to allow Americans to lose their homes on a massive scale.
2. A thriving private capital market eager to scoop up discounted mortgages.
3. A near-permanent, expanding middle-class rental market.

This time will be different because the data suggests it—and I’ve been following these trends since 2016.
