Kathe Gerhardt will be your Tour Guide for the day! After working Full Time in Real Estate Acquisitions for over 3 years and helping other Investors purchase MILLIONS in assets, she wants to help you gain more confidence in walking and assessing properties and in making your NEXT OFFER! :)
WHAT'S INCLUDED:
- EXPLORE, ENGAGE, EVALUATE: Walk, talk, and assess 3-5 properties - in various conditions, just like a pro buyer. (We will spend approximately 45 mins to an hour at each property.) Engage all your senses as we inspect properties. We will use all 5 senses to assess! (Ears, Eyes, Nose, Touch, and while we won't be tasting anything - some smells can be tasted!)
- PHOTOGRAPHY BASICS: Learn how to capture the necessary property details effectively.
- ESSENTIAL GEAR: Receive an N-95 mask, flashlight, bug spray, and road trip snacks to keep you comfortable and prepared throughout the day. (Please plan to wear tennis shoes, tall socks, long pants, and layers to accomodate any kind of weather!)
-ACCESS TO RESOURCES: Receive a private Dropbox link to Free Resources for property research, including property owner lookup tools.
-VENDOR RECOMMENDATIONS: Benefit from our curated list of preferred vendors for inspection-related services during your due diligence process.
- INSIGHTFUL DISCUSSIONS: Delve into the numbers a bit and explore the 5 main potential exit strategies for real estate investments.
Cap off the day by selecting one of the properties we've explored for an in-depth analysis. We'll send you property photos and a BRRRR ProForma Excel Spreadsheet to estimate rehab costs and calculate your offer price. And here's the kicker – every property we walk is up for sale, whether on or off the market! :)

- Location: Meetup location: Planet Fitness - 4660 Chippewa St, St. Louis, MO 63116
-We will plan to meet in the Planet Fitness parking lot & load up in our cars and start our tour from there!
-The # of Properties we will visit depends on how long we spend at each property. The format of this day will be very loose! Please be prepared to go with the flow.
We will stop midpoint throughout the day to get lunch. (Lunch is not included in the price.)
