Event Description:

When people think about valuation, they often think about land and buildings. Yet for many asset-intensive businesses, machinery and equipment can represent a substantial proportion of total enterprise value and can significantly influence insurance coverage, financial reporting outcomes, transaction pricing, financing decisions and dispute resolution. As infrastructure investment accelerates across Asia Pacific and organizations grapple with inflation, technological change and increasing regulatory scrutiny, understanding how to accurately value operational assets has become more important than ever.

This engaging and practical session will introduce RICS members to the principles, methodologies and real-world application of Machinery & Equipment (M&E) valuation. Drawing on case studies, attendees will gain insight into the cost, market and income approaches to valuation, the selection of appropriate value bases, and the key factors that drive asset value. The presentation will also explore common valuation challenges, including technological obsolescence, remaining useful life assessments, asset condition, replacement cost estimation, and the differences between desktop reviews and physical inspections.

Designed for valuation professionals seeking to broaden their expertise, the session will demonstrate how M&E valuations intersect with real estate, infrastructure and business valuation assignments. Participants will leave with a stronger understanding of where value truly resides within complex assets and how M&E considerations can materially impact investment, lending, insurance, taxation and transaction outcomes. The presentation will be interactive throughout, with practical examples, audience discussion and dedicated time for Q&A.

Masha Lewis leads Kroll’s Fixed Asset Advisory Services practice across Asia Pacific and brings nearly 20 years of global experience in machinery & equipment valuation and asset advisory. She has advised clients across Australia, Asia, North America and Europe on valuations for mergers and acquisitions, financial and tax reporting, insurance, infrastructure transactions, asset due diligence and strategic decision-making. Prior to joining Kroll, Masha was a Partner at PwC Australia where she led the national tangible asset valuation and advisory practice.
