Home Buyer Bootcamp 2026 An in person, 90 minute course on today's housing market and the complete path to closing.
Buying a home involves more decisions than most buyers realize, and the market itself is shifting. This course was built to walk you through both. In 90 minutes, you will leave with a clear picture of the current Lynchburg area market, where it is projected to head, and the 3 Phases and 12 Steps that carry a buyer from a first idea to the closing table.
This is a working session, not a lecture. Seating is intentionally kept small so that every question in the room can be answered fully before we move on. You will follow along in a printed workbook built specifically for this course, and you will leave with it in hand.
WHAT YOU'LL LEARN
➡️Current Market Update & Projections - Home prices, interest rates, and inventory are shifting right now. Start with a clear read on where the market stands today, and where it's headed next.
➡️Phase 1: Preparing — Steps 1-3 ... The foundation. Budgeting done right, the real pros and cons of traditional, modular, and manufactured homes, and what separates a standard purchase from an As-Is, foreclosure, BORE, or FSBO deal. Learn why the REALTOR® you choose matters, and uncover financing options many buyers never hear about, including first time home buyer grants and programs built for military members and first responders
➡️Phase 2: Searching — Steps 4-9 ... From touring homes to the negotiating table. What to look for during visits, how to negotiate a purchase without losing ground, what a buyer inspection can reveal before it's too late, how repair negotiations actually work, what happens at the lender appraisal, what seller inspections cover, and how long the process takes.
➡️Phase 3: Finish Line — Steps 10-12 ... The final stretch. Setting up insurance and utilities, finalizing financing, and exactly what to expect at settlement.
