Fundamentals of Property Management

40 Hours REQUIRED Credit

Fundamentals of Property Management is a comprehensive 40-hour course for students pursuing a South Dakota Property Manager license and current real estate licensees who want to earn 40 hours of REQUIRED Continuing Education or Post-License credit.


🏢 Course Overview

This course serves two purposes:

  • Future South Dakota Property Managers: Complete the required education needed to become eligible to take the South Dakota Property Manager licensing examination and continue the licensing process.
  • Current Real Estate Licensees: Earn 40 hours of REQUIRED credit that may be applied toward South Dakota Continuing Education or Post-License education requirements.

The course combines licensing preparation with practical property management education. Topics include the responsibilities of property managers, relationships with property owners and tenants, leasing and rental practices, trust accounts and financial responsibilities, maintenance, risk management, and South Dakota laws and regulations affecting property management.

Students must attend all five class sessions to successfully complete the 40-hour course.


🎯 Learning Objectives

By the end of this course, students should be better prepared to:

  • Understand the role, responsibilities, and legal obligations of a property manager.
  • Recognize South Dakota laws and regulations affecting property management.
  • Understand the property manager's responsibilities to property owners, tenants, and other parties.
  • Apply sound practices when working with leases, rental agreements, deposits, notices, and other property management documents.
  • Understand basic property management accounting, trust account, and recordkeeping responsibilities.
  • Identify important considerations involving maintenance, inspections, safety, and protection of managed property.
  • Recognize fair housing and other regulatory requirements affecting rental property.
  • Identify common areas of risk and practices that can help reduce potential problems.
  • Apply practical property management concepts to real-world situations.
  • For licensing students, build the knowledge needed to prepare for the South Dakota Property Manager licensing examination.

📅 Five-Day Course Schedule

Students must attend all five sessions.

Dates: September 8, 9, 14, 15 & 16
Time: 8:00 AM–5:00 PM Mountain Time each day
Attendance Options: Live by Zoom or in person

Check-in begins approximately 10 minutes before class. Classes begin promptly. Approximately 10-minute breaks are provided every 60 minutes, with a lunch break from approximately 12:00–1:00 PM MT.


💰 Course Cost

$695, plus optional shipping charges if course materials need to be shipped.

The $695 registration fee includes:

  • Property Management textbook
  • Course notebook
  • Access to additional study materials
  • 40 hours of required instruction

📚 Course Materials & What to Bring

The textbook and course notebook are used throughout the class.

Zoom students: Course materials should be picked up before the first day of class. If pickup is not practical, materials may be shipped for an additional charge.

In-person students: Materials will be provided on the first day of class.


💻 Internet-Connected Device Required

All students must have an internet-connected device available each day of class. Students will use their device to complete course quizzes and to take the final examination.

Smartphones work well for the quizzes and final exam. Students may also use a laptop or tablet. Please make sure your device is charged and ready to use each day.


🎓 After Completing the Course
Students Pursuing a Property Manager License

Successful completion of the course fulfills the 40-hour education requirement and allows the student to move forward with the South Dakota Property Manager licensing process, including taking the required licensing examination.

After passing the licensing examination and completing the other licensing requirements, the student may apply for a South Dakota Property Manager license.


Current Real Estate Licensees

Current real estate licensees may use successful completion of the course for 40 hours of REQUIRED Continuing Education or Post-License credit.


📍 Location

In-person classes are held at Carol's Classes LLC in the historic Creamery Mall in Rapid City.

The classroom is located on the second floor, and an elevator is available.

Free parking is available on 2nd Street in front of the building. There is no two-hour parking limit.


💻 Live Zoom Attendance

Students attending by Zoom must:

  • Attend the entire class.
  • Be visible on camera throughout the class.
  • Have a working microphone.
  • Have reliable high-speed internet.
  • Attend from one location in a professional learning environment—not while driving or moving between locations.

If you need an exception, please contact Carol's Classes LLC before registering or as early as possible before class.


🎓 Continuing Education Credit

Carol's Classes LLC submits completed sign-in sheets to the South Dakota Real Estate Commission within approximately 2–5 business days after class.

Posting of credit by the Commission depends on its processing schedule and is usually completed within a few days.

A certificate of completion is available by email after completing the short certificate quiz, which is available for five days after class.


🌦 Weather & Class Cancellations

If severe weather prevents safe in-person attendance and reliable internet service is available in Rapid City, the class may be conducted live by Zoom.

Safety comes first. Students registered for in-person attendance may attend by Zoom if travel conditions are unsafe.

Carol's Classes LLC may cancel or reschedule a class or change instructors when necessary.


🔁 Transfer Policy

Contact Carol's Classes LLC at least two business days before class if you need to transfer your registration to another class.

Transfers are subject to seat availability. If the new class has a higher registration fee, the student is responsible for the difference.

One transfer is included. Additional transfers require prior approval.


💳 Refund Policy

Refund requests must be made at least one business day before class.

Approved refunds are processed through Eventbrite. Eventbrite and payment-processing fees retained by Eventbrite or the payment processor will be deducted from the refund.


📋 Registration Policies

Advance registration through Eventbrite is required.

Seating is limited and available on a first-come basis. Please provide a current email address and mobile phone number when registering.

In-person registrants may switch to Zoom when needed. Zoom information is sent to all registered students so it is available if plans change. Advance notice of an attendance change is appreciated.

Carol's Classes LLC reserves the right to cancel or reschedule classes or change instructors when necessary.
