If you’ve been looking at deals but feel unsure about your numbers… this session is for you.
This is a beginner-friendly underwriting roundtable where we break down real deals step by step and show you how to evaluate them conservatively — the same way active investors do.
You don’t need experience. You don’t need perfect numbers.
Just bring your curiosity (and optionally, a deal you’re working on).
What You’ll Learn
- How to quickly analyze a fix & flip deal
- How to estimate ARV using nearby sales
- How to think about rehab costs (even if you're not a contractor)
- How to build in a safety margin so you don’t lose money
- What experienced investors look for before saying “yes” to a deal
Live Deal Review (Bring Your Deal!)
We’ll review real deals submitted by attendees.
If you have a deal:
- Bring the address (or basic details)
- We’ll walk through it together as a group
- You’ll get perspectives from:
- An active investor (Jay Toluganti)
- A local real estate agent (DJ Brooks)
- A contractor’s lens on rehab (Alex Miranda)
This is a safe, beginner-friendly environment — no judgment, just learning.
Who This Is For
- New investors trying to understand numbers
- Wholesalers who want to sharpen deal analysis
- Agents who want to better evaluate investment properties
- Anyone sitting on the sidelines unsure where to start in Real Estate Investment Journey (esp Fix and Flip deals)
What This Is NOT
- Not a sales pitch
- Not a guru seminar
- Not theoretical fluff
This is real-world, practical deal analysis.
About the Host
Jay Toluganti is a Florida-based real estate investor specializing in fix & flips, land deals, and working with builders to source residential lots. He focuses on conservative underwriting and “sales-first” deal selection, helping investors avoid bad deals before they happen.
What to Bring
- A notebook (or your phone)
- A deal you’re analyzing (optional)
- Questions — lots of them
Final Note
Most people don’t fail because they lack opportunities…
They fail because they don’t know how to evaluate them.
This session is designed to change that.
