Join us to appraise a live development project, to include market analysis, planning assessment, development programme and cost plan.
About this Event

A property will be selected from the upcoming Auction House SW catalogue (attendees will be able to appraise their own projects if preferred) and we’ll work through an appraisal.

The day will be broken into three, 2-hour sessions covering:

1. Session 1 – The best solution

1.1 What do you want to develop?

Do you already have a brand / specific product? Or do you adapt to the market?

1.2 Market and development type

Analysing the local market to establish the optimal development solution. Residential or commercial? Houses, flats, HMOs? Review different exit strategies to inform development decisions.

1.3 Cut and carve

A look into the basics of what is compliant, from a planning and building regs perspective, for different use types. Floor areas, daylight, fire escape, compartmentation… What you can and can’t do.

1.4. Planning options and risks

Does the project need planning or are there PD opportunities? Can value be added through planning? Understanding local plan policies, restrictions to PD rights, planning gain and the art of the possible!

At the end of the first session, we will have a clear understanding of different development options, disposal strategies and the risks and value of each solution.

2. Session 2 - The different options

This session starts with the development parameters established for different development options and investigates the costs associated with each solution.

2.1. Cost appraisal for development options

Different forms of development will have different costs associated with them.

2.2. Cost appraisal phases

How much information do you need at what stage?

2.3. Where to get cost information

2.4. Work through a cost appraisal for your chosen development

At the end of the second session, we will have produced cost appraisals for different development solutions, established preliminary development costs and identified the most financially viable / risk assessed development solution for the property.

3. Session 3 – The Risks

This session starts with an understanding of the development options and costs and will review other factors and risks that contribute to the development process.

3.1. Development risks

Local Infrastructure & Services, BNG.

3.2. Development programme

Different development solutions will generate different programmes. We’ll look at programme, phasing, and the implications on cost/funding.

3.3. Programme Risks

A brief look into the risks associated with programme variation and how these occur.

3.4. Funding options

At the end of this session, we’ll have a completed development appraisal for the attendees preferred development solution for the subject property or their own property. The appraisal will include market analysis, planning assessment, development programme and cost plan - giving you the tools and confidence you need to undertake your own development appraisals going forward.

Lunch and break-time refreshments are included.
