Work through a realistic Texas-based educational case study using a printed underwriting worksheet.
The case is hypothetical and designed exclusively for educational analysis.
You'll examine:
- Purchase-price assumptions
- Rental-income assumptions
- Vacancy assumptions
- Property-tax assumptions
- Property-insurance assumptions
- Repairs and maintenance
- Capital reserves
- Financing scenarios
- Cash-flow sensitivity
Rather than treating any input as universally “correct,” the exercise uses illustrative localized expense assumptions to show how changing assumptions can affect the overall model.
You'll also stress-test financing using multiple interest-rate assumptions rather than relying on a single market rate.
MODULE 3 — LOCAL MARKET & VENDOR ROUNDTABLES
