Join us for the Creative Financing Meet Up, a monthly networking event for real estate agents and investors in the DMV who want to learn and apply creative finance deal structures.
What to expect:
This is not a lecture. We break down real creative finance deal structures, talk through live deals in the room, and connect you with agents and investors who are actually doing this in the DMV.
Topics include sub-to, seller financing, novation, agent-investor partnerships, and live deal review.
If you have a deal you want feedback on, bring the numbers. We will look at it together.
About your hosts:
Stacey Thomas and Ja'el Thomas are the founders of Eminent Estates, a real estate investment company operating across DC, Maryland, and Virginia. They specialize in creative finance acquisitions, assisted living facility development, and solving inherited property challenges for families across the DMV.
Eminent Estates has hosted 60 events, built a community of 2,000+ followers, and served nearly 400 attendees through Eventbrite alone. Between them, Stacey and Ja'el have closed deals using subject-to, seller financing, novation, and traditional brokerage. They work with both new and experienced investors on deal structure, capital raising, and operator partnerships.
Stacey Thomas is a full time real estate investor, capital raiser, and the DMV Regional Leader for SubTo, the largest creative finance community in the country covering DC, Maryland, Virginia, and West Virginia.
Ja'el Thomas is a full time investor, licensed Virginia and Maryland real estate agent, and wealth strategist who partners with operators and private capital to build wealth through creative finance, assisted living facilities, and inherited property resolution.

Creative financing means structuring real estate deals outside of traditional bank loans. Subject-to, seller financing, novation, lease options. We break these down in plain language with real numbers.
Can I bring a deal to get feedback?
Yes. Bring your numbers. We review live deals in the room and give you honest feedback on whether the deal works and how to structure it.
Is there parking?
Yes. Free parking. Park on level 2 of the garage at 2034 Eisenhower Ave, Alexandria, VA 22314.
How do I get into the building?
Enter from level 2 of the garage. The front door on level 1 will be locked. Doors open at 6:15 PM.
