Building Envelope Water Intrusion

Scott Weiland PE SE PCC has over 40 years’ experience in both design and construction. He is the founder and president of Innovative Engineering Inc., a structural and waterproofing firm established in 1995. With offices in both Atlanta and Seattle, Innovative Engineering Inc. has completed structural and waterproofing projects across the continental United States as well as the territories of Guam and Puerto Rico. Since water is the number one enemy of the structural system, in addition to being structural engineers, members of the firm are certified roofing and building envelope inspectors. Their work has been featured in articles and speaking engagements for organizations such BOMA, IFMA, ICRI, AIA, ACI, NPA, PIE, SAME, ASIS and others.

Water Intrusion accounts for 70% of construction litigation. Water is the number one enemy of a building or parking structure. And 99% of water intrusion problems are attributable to human error including detailing, specifications, or installation of the building envelope. Not material or system failures.

This seminar will review the basics of building envelopes and how they are supposed to work. Ancient building envelopes were very thick barrier walls that allowed water to evaporate before it reached the interior of the building. With the evolution of modern thinner building envelopes, secondary drainage became an important concept. Unfortunately, both designers and builders still treat these modern walls as barrier systems, disregarding secondary drainage which leads to water intrusion.

Recent case studies with photos and video will be presented showing what not to do and what to look for when retrofitting a building envelope or structure.
