Dear real estate friends,

I hold three in-person meetings a year for my private client group where I am their fractional CMO overseeing all things getting listings and agent attraction.

We meet in Nashville next to the airport. It's where I live now. Get in, get the information, and get home.

I lead the meeting where it's about 50% me and 50% member insights. It's all top-selling real estate agents, brokers and team leaders in the room.

I'll give you full explanations of how current listing and agent attraction marketing campaigns work, not just surface ideas.

It's not a pure mastermind, rather think of it as two days with me. I like to have roughly 25 productive agents in the room.

This meeting is on a Thursday/Friday. We start at 1pm on Thursday with dinner served. We'll then start again the next day (Friday) at 8:30am and conclude at 5:30pm. Breakfast and lunch are on your own on Friday.

"I would say the biggest obstacle that I've had in my career was the messy middle. And when I mean the messy middle is I think any of us that are building teams, we've been there. That you've take on all the expense, all the structure, everything for a certain level of production. And then you get there and your own production's going down because you're mentoring and feeding all these agents. And so, but the income isn't there.

And so there was one time I remember meeting with Frank at Vyral. We sat down for breakfast in LA and I was like, "Dude, I don't know. I probably need to just go back to being a solo agent or a onesie twosie team, because this is hard and this is not easy." And he was like, "Nope, you need to do this, this, this," typical Frank. And of course I was like, "Yeah, whatever that's sounds ridiculous and difficult." And it wasn't, I sat on his idea probably for a year. And then he reached out and said, "Are you ready to execute?" And he helped me execute it. And that actually helped transform my business tenfold.

So my business is my team will do a little over a hundred million this year in volume. The brokerage is up to 50 agents. I only launched two months ago. So I'm very confident that will go to a hundred agents this year. My lifestyle right now, it's busy, but it's productive and it's spot, but I'm up, I'm doing my thing and I'm home in time to spend time with my family. And we, again, we travel a ton. We do a lot of outdoor recreation. I've got two little kids still at home and it's just super fun. So I would say as my business has grown, it hasn't taken any more time. It's just all about hiring the right people.

How do I know that Vyral Marketing works? I get replies every time an email goes out, I either get a piece of business, somebody calls me, some body responds. I know that it works that way in the terms of just like their 33 Touch program. But Vyral really works when it comes to all of their extra coaching programs as well. Like it has transformed my business hands down. If you will take what he says to do and execute it, it will be a game changer for you.

If you're starting your journey with Vyral Marketing, you just need to execute. So get comfortable with being uncomfortable, meaning get in front of the camera. You can slur your words sometimes or screw up or whatnot. Like people expect you to be human. So it's not about having it perfect, it's about getting it out there. So make sure that you're executing, that you're actually following the program.

"The most challenging timeframe and time period of our business was transitioning from running a large organization to a brand new, launching a whole new business. And it wasn't like starting from scratch. It was like taking a $40 million production team from one business to another and rebranding and launching it over again. At that time, we had to rehire all new staff. So I lost five different administrators and still had to run my business and keep moving. So it was very difficult and challenging for me and my wife and my, at that time, one month old daughter. You don't sleep very well.

We heard about Vyral Marketing through our brokerage top agent Masterminds. A lot of people referred to Vyral as a very simple and seamless way to get your message out. What I expected when we hired Vyral was simply the video creation and the execution of the content, like putting it on all the platforms. But what I quickly found out was it was far more than just the edit the video and push it out for you. It's actually more like a group of people and sharing what's working and what's not working than just video creation.

Our first year, we closed 126 units, right about 42 million, just under a million GCI. My biggest why, my why for doing this and working so hard and grinding would be to deliver options to my family, to do what I want, when I want, with who I want, how I want, whenever I want, that's the whole mission. If I was to give advice to someone considering hiring Vyral, I would say, number one, do it. It's going to cost you more money to try to replicate what they do, 100% I've thought about it and looked at it. Number two, just execute on what they say to do. Like everything is there for you. "My business started in 2005. I started selling homes. I was what we'll call a solo real estate agent. I was selling distressed or foreclosed properties for banks, Fannie Mae and Freddie Mac. And I remember one day we hit the wall with one of these big clients of ours. It was giving us a hundred and something deals a year, and they were no longer a client. The water shut off. I didn't know what I was going to do. I really had to retrench.

And I found that I had a huge database of what we call Mets in real estate, people I knew and knew me. Right? People I liked, and I guess most of them liked me. I went back and said, "Maybe these guys at Vyral have something." And what I didn't realize is that they were going to create my entire video blog, assist me shooting the videos, format them, edit them, help make them look great with text on the screen, put an intro and outro on them, load them up to YouTube, load them up to my video blog, write an article, basically a transcript-ish of every single video. And then, and only then, send them out in my database.

Last year, we sold around 150 homes. That means we served or worked with 150 families to buy or sell real estate, over $50 million in real estate. I now have a brand in my community that is, people perceive it as it's almost like a celebrity, which, to me, it's silly. I'm just a guy. I'm just a dad. A guy trying to run his business. But it's created this sense of celebrity where so often we'll talk to a client or I'll talk to a friend of one of my team members or a friend of a client, "Oh, I know you, I've watched all your videos. I know exactly who you are. I love the video about blank." So that's powerful, and Vyral's helped me create that.

In our business, our database is gold. It is the gold mine, literally envisioning a gold mine. I wouldn't buy leads. I wouldn't sign up for Google Ads or Zillow. I would put everyone you know on a database and call them and say, "Hey, it's Jeremy, Susie, Steve, and I'm in the real estate business. And I was wondering what type of information would be valuable to you for me to provide to you?" The second piece would be in terms of Vyral or running a marketing campaign, because what's going to happen is that's where the credibility forms. You're calling them day one, "Hey, I'm in real estate." They're like, "Yeah, okay. Everybody says that." You're going to earn credibility with them. And you earn credibility or time by being consistent in communicating and communicating value. So I actually have a business now. It's amazing. I can't believe it. That I wrote about in 2005 in some personal development seminar. And they said, write out this vision of your business, your life. Well, 15 years later, I pretty much have that exact business, if not better." - Jeremy Larkin



"Before I started working with Vyral Marketing, I was selling about 60 homes a year. My second year in the business, and it was all paper click lead generation buyer leads, and just grinding out on the phone nonstop. It also affords me to live a life by design. Recently, I received my pilots license and focused on that for nine months. Earlier this year, my wife and I, Hailey, went on a month long vacation and went to Galapagos and Patagonia and came back and business had not skipped a beat.
